Fraudulent check passed during real estate transaction
Lawrenceburg Now
Law enforcement officials were asked to initiate an investigation last week after representatives of a local company reported that a fraudulent check had been passed during a recent real estate transaction.
According to reports filed through the Lawrenceburg Police Department officers spoke with representatives of Title & Escrow of Lawrence County about the matter. They explained that a man from China had asked to purchase a house and property in Cypress Inn, Tennessee from a local realtor for the price of $284,300. The real estate company, they said, was paid $11,000 earnest money by check.
As the transaction progressed, they said Title & Escrow received a check for $198,000, but that it only cleared for the amount of $156,358.62. They had assumed the error could be explained by a currency exchange rate.
Company officials said that in collecting the remaining $41,641.38 they had communicated with a broker they believed to be based in New York. They said they had received several calls from him from phone numbers registered in Florida and Canada. When a check was sent for the balance, they said it came from Toronto, Ontario. Bank officials informed them, however, that the check was fraudulent.
Title & Escrow officials said that they had only sustained a loss of $53 from the transaction from a $50 returned check fee and a $3 international foreign check fee.
The matter currently remains under investigation.
